The soil here carries the town's name. The Splendora series is a fine sandy loam over loam and sandy clay loam that the USDA describes as moderately well to somewhat poorly drained, with a perched water table 15 to 28 inches down from December to April. The native cover is loblolly, shortleaf, and longleaf pine with water oak, willow oak, southern red oak, and sweetgum over a yaupon understory, and most of the land around town has been in timber. Peach Creek and Caney Creek run through it toward the East Fork of the San Jacinto, and both put water over FM 2090 and US 59 at high stages.

Splendora is a small city with a new tree ordinance, surrounded by county land under the county's rules. Inside the city limits, a tree preservation ordinance adopted in April 2025 protects trees three inches and up in caliper on vacant and undeveloped property, with owner-occupied single-family homes excluded. A tree removal permit is required before protected trees come out, and clear cutting before the permit is issued is prohibited. Treed areas over an acre need a tree survey from a licensed surveyor, engineer, or landscape architect. Land with an agricultural, timber, or wildlife exemption from the appraisal district is exempt, and so are invasive species like Chinese tallow and privet. The city also requires a floodplain development permit for filling, grading, or excavation in a mapped flood zone. Outside the city, Montgomery County's development permit regime applies: a residential non-structure permit for land disturbance unless the job fits an exemption, and a permit for any work in the 100-year floodplain. The water table sits close to the surface from December through April, so pads and driveways here usually need fill and a drainage plan along with the clearing. Growth is arriving fast. Gemini broke ground in late 2025 with 585 homes, The Canopies is building on 611 acres off TX-242, and the Grand Parkway interchange at New Caney put the whole corridor minutes from the loop.
