The land sits low, around 46 feet above sea level, between the San Jacinto River and Lake Houston on the west and Cedar Bayou on the east. Soils are the same forested loams over clay found across northeast Harris County, seasonally saturated with a perched water table from winter into spring. Loblolly pine dominates, with water oak, sweetgum, and a yaupon understory, and the river bottoms add willow oak, cypress, and palmetto. Chinese tallow crowds the wet ground. It is good country for a mulcher and hard country for a chainsaw.

Larger projects carry detention of three-quarters to one acre-foot per acre, though a single house that does not change the drainage is exempt. The draft FEMA maps released in February 2026 expand the county's mapped floodplain by roughly 43 percent, and the Lake Houston and San Jacinto shorelines are where Crosby feels it. Growth is coming regardless. The FM 2100 widening finished in 2023, the Grand Parkway connected Crosby to New Caney and Dayton in 2022, and the school district has counted thousands of planned homes across new subdivisions.
