The soils are the Katy series sandy loams over clay on the north side and the Lake Charles gumbo clays on the Fort Bend side, the kind that crack open in a dry August and hold water in February. Brush here means Chinese tallow, huisache, Macartney rose, and baccharis crowding fence lines and idle pasture, with hackberry and mesquite mixed in, rather than the pine and yaupon we clear north of Houston. A forestry mulcher takes that growth to ground level in a fraction of the time a brush hog and a chainsaw would.

The county permits fill, culverts, driveways, and septic through its engineering office in Hempstead and sets a 1.5-acre minimum lot for a well and septic. Drainage drives all of it. Buffalo Bayou starts near Katy, Cane Island Creek runs through town, and Mason Creek and South Mayde Creek drain toward Barker Reservoir, so grading and detention are part of most pad jobs on this clay. The growth is real: Katy is pushing west into Waller County, Interstate 10 is being widened in phases, and thousands of new lots are platted between the Grand Parkway and Brookshire.
